The security deposit will not exceed one month’s rent. It is held against damage beyond normal wear and tear and any other amounts owed at the end of your tenancy. The deposit may not be applied toward rent in any month, including the final month of the lease, and rent remains payable in full through the end of the lease term.
Yes. All residents must maintain renter’s insurance for the duration of the lease, with a minimum of $100,000 in liability coverage. Properties with a pool or trampoline require a minimum of $300,000 in liability coverage. Every adult on the lease must be listed on the policy, and Wyze PM must be named as an Additional Interest so that we receive notice of any cancellation or lapse. Proof of active coverage is required before move-in and must be maintained throughout the tenancy. If coverage lapses, a policy may be placed on your behalf and the associated compliance charge applied to your account.
Residents arrange and pay for all utilities. All utility accounts must be transferred into the resident’s name effective as of the lease start date. If an account is not transferred and a bill is routed to Wyze PM, a $50 fee will be applied in addition to the amount of the bill itself.
Residents must keep all utility services active through the later of three business days after the end of the lease term or three business days after possession is surrendered. Terminating utility service early is a violation of the lease, and the resident is responsible for any resulting damage to the home.
Rent is due on the 1st of each month and is paid through your online resident portal, which accepts electronic payments. Payment must be received in full by the end of the day on the 3rd. If it is not, a late charge of 10% of the monthly base rent applies, and an additional $10 per day accrues beginning on the 4th and continuing until the full balance, including accrued late charges, is paid. Any applicable monthly fees, such as the Resident Services fee or pet oversight fee, are due together with rent.
Yes. A Resident Services fee of $30 per month is due in advance along with your rent, as well as any monthly pet oversight fee that applies to you.
A returned or reversed payment means rent has not been paid. A $35 charge applies for each returned or reversed payment, regardless of payment type. Because the payment did not clear, rent is considered unpaid as of its original due date, and all applicable late charges apply from that date. After a returned or reversed payment, Wyze PM may require that future payments be made by certified funds, such as a money order or cashier’s check.
Pets are permitted only with prior written consent and are reviewed on a case-by-case basis. All pets must be registered through PetScreening.com, and approved pets require a signed Pet Addendum. A one-time, non-refundable pet fee of $300 applies, along with a pet oversight fee of $35 per month for each pet. An unauthorized pet results in a $350 charge plus $25 per day until the animal is removed from the home.
Assistance animals and service animals are not pets and are handled separately in accordance with fair housing law. These are not subject to pet fees.
Only the individuals listed on the lease may reside in the home. Guests are welcome for short stays; however, no guest may remain in the home for more than 14 days within any month without prior written consent. Any person who exceeds this limit without approval is considered an unauthorized occupant and is subject to the applicable charges under the lease. Anyone wishing to move into the home must first submit an application and be approved.
Wyze PM homes are smoke-free. Smoking is prohibited inside the home, within 15 feet of the main structure, and under any attached or detached structure on the property. This applies to all forms of smoking, including tobacco, cannabis, vaping, hookah, and electronic smoking devices. A smoking violation is subject to a $500 charge and is treated as a material breach of the lease. Residents are also responsible for the cost of remediating any smoking-related damage or odor.
No. Residents may not assign, sublet, or license the home, in whole or in part, including any short-term rental arrangement such as Airbnb or VRBO, without prior written consent. Requests for consent must be submitted to Wyze PM in writing.
For non-emergency entry, such as routine maintenance or inspections, Wyze PM provides at least 48 hours’ notice, in accordance with Alabama law (§ 35-9A-303) and your lease. When a resident submits a maintenance request, that request serves as authorization to enter the home to assess and address the reported issue, and separate notice is not required. In the event of an emergency, or where entry is authorized by court order, Wyze PM may enter without prior notice.
Wyze PM will contact you ahead of your lease expiration to review what comes next. Residents have two options. The first is renewal: you continue in the home under a new term, and no renewal fee is charged. The second is to vacate, which requires written notice in the form and timeframe set out in your lease. If you remain in the home after the lease ends without renewing or providing proper notice to vacate, you will be in holdover status, and the holdover terms of your lease will apply.
Lease terms are binding for the full term, and early termination is not guaranteed. If your circumstances change and you need to leave before your lease ends, contact our office as early as possible. Whether an early termination can be arranged, and on what terms, is evaluated on a case-by-case basis. In any early termination, you remain responsible for rent and other obligations under the lease until the home is re-rented, and applicable fees may apply.
Following move-out, Wyze PM will provide an itemized list of any deductions, together with any remaining balance, within the timeframe required under Alabama law. The deposit is returned without interest and net of any damages or amounts owed. To ensure timely return, you must provide a valid written forwarding address upon vacating; a deposit left unclaimed may be forfeited after the period allowed under Alabama law.
Before you leave, return the home in clean condition in accordance with the Move-Out Cleaning Guidelines provided with your lease, with normal wear and tear excepted. Submit your notice to vacate through your online resident portal, including your move-out date and a valid forwarding address so that your itemized deposit statement can be mailed to you. Your move-out is complete only when all keys, mailbox keys, pool keys, and garage door openers are surrendered to Wyze PM, either to our office staff or in our drop box. The return of all keys and access devices is what marks the official transfer of possession back to Wyze PM. Following move-out, Wyze PM will document the condition of the home and process your security deposit in accordance with Alabama law.
